Tampa Virtual Real Estate Company Operates Real Estate Tours


Christopher Vasilakis, 40, of Tampa, who has worked in virtual reality startups for five years, saw an opportunity in real estate during the coronavirus pandemic.

In November, it launched Guided Virtual Tours, which feature 360-degree narrated video tours of residential and commercial properties, allowing buyers and potential tenants to experience a space as if they were taking a tour in person.

One of their packages involved Vasilakis’ team capturing a 3D scan of the property using specialized cameras, handling the voiceover work, and stitching the video together for an installation fee of $ 997, which is then licensed to customer at a monthly fee of $ 399. , he said. The license can be canceled or restarted at any time depending on the customer’s needs. They are also expanding to an option that will allow customers to do more front-end work and pay less.

With around 45 clients – including apartment complexes – providing continued nationwide work and development goals this year, Vasilakis spoke with the Tampa Bay Times on its business model. The interview has been edited for clarity and length.

Can you explain how your services work and how you stand out from your competition?

So far, there has only been the traditional virtual tour, where you endlessly click through an apartment or property, clicking, and no one is leading you. Nobody talks to you or sells you. It’s the equivalent of someone giving you the keys to an apartment and telling you, go and find it yourself. Well, we have found it to be not the most effective.

We have tried to replicate an organic property tour. And what that means is that someone takes you to a property, shows you the amenities, shows you the model units, explains the property’s value proposition, and then calls you to action. And it doesn’t require any work on the prospect’s part.

It is a video-based format. The reason we did this is that this way the prospect can just relax and be taken care of throughout the tour, and it also makes it easier to share. So, it could be texted, it could be used on cellphones, it could be used on computers.

The property (owners) themselves can guide a tour. So it could be their best leasing agents who would take a tour. Or we have a team of professionals who can also register. They provide us with the script that navigates the property, and we recorded it.

How do you build a customer base for your business?

So the easiest thing to do is on Instagram, we show people how they can actually visit an apartment complex on Instagram.

We could send a message to the property (owner), say, “Hey, if you do that,” I’ll show them exactly how they can do it. They can click the link in our bio, then click on the demo and take an immersive tour, where they can move their phone, look around the property, and get a guided virtual tour on site.

Usually when they see this they want to know more, and that’s how we can engage them.

We also have an existing customer base from another virtual reality company. We can go to our customers and show them a new product offering, and then show them and say, “Hey, look, there’s something for your properties.”

How has the last year of the coronavirus pandemic affected the way you have grown your business?

Once the coronavirus was released, it became a necessity for apartment complexes to make remote tours. They couldn’t wait for a prospect to come to your property, they had to find a way to reach them. This is why guided virtual tours were created. It was created for the pandemic.

Working remotely, building teams that are no longer necessarily in an office space, that is the only challenge in itself. But other than that, the product was created for the pandemic. It is something that will exist for many years to come.

What are your goals for the rest of this year?

Our goal is to get to 1000 properties by the end of the year … and I think it’s highly achievable because we have a new product to bring out that allows the property (owners) to capture the tours themselves, to record the experience. themselves, making it a much faster process.

So they provide us with the raw data and we build everything in-house.

So now someone in Greece, we can show them how to capture their property, they can record their script in their native language. We can combine it together. They are the ones who create everything.

So that allows us to scale much faster and become a global audience.
